Pemberton June Sales Statistics

Whistler

There was another drop in the volume of sales in June compared to May of this year, with June being the slowest month for sales in 2019.   We had a total of 27 sales in June compared to 35 sales in May, 47 sales in April, 57 sales in March, 31 sales in February and the 39 sales in January (all companies reporting).    We have seen a 36% decrease in the number of sales in the 1^st half of 2019 compared to the 1^st half of 2018.

 Of these 27 sales for the month of June 2019:

• 17 were under $1 million
• 3 shared ownerships

• 3 Phase 1 condos and townhomes
• 4 Phase 2 condos

• 6 Residential condos and townhomes

• 1 Parking Stall

8 were between $1 million and $2 million

• 1 Vacant Lot
• 2 Phase 1 condos and townhomes
• 1 Single Family homes
• 4 Residential townhomes

2 were between $2 million and $3 million

• 1 single family homes
• 1 Phase 1 condo

There were no sales over $3 million in June

Pemberton

There was a less activity in Pemberton in June compared to May.   The total number of sales in June was 5:  1 condo, 2 townhomes, 1 vacant lot, and 1 single family home. 

General

There are now a total of 336 listings in Whistler (all types of properties including timeshares and parking stalls) and a total of 86 listings in Pemberton.   Therefore, unlike Metro Vancouver, we are not seeing a significant increase in listings in Whistler and Pemberton and in certain areas and in certain product types there is still very little to choose from.  However, we are experiencing a similar disconnect in expectations.  “We’re continuing to see an expectation gap between home buyers and sellers in Metro Vancouver,” said Ashley Smith, REBGV president. “Sellers are often trying to get yesterday’s values for their homes while buyers are taking a cautious, wait-and-see approach.”

The statistics attached show the total dollar volume of sales and number of sales in each category - chalets (single family homes), condominiums, Phase 1 condos, Phase 2 condos, duplexes, shared ownership, town-homes and vacant lots.  It also has the total of all of these categories.  This includes all sales reported by all of the real estate companies in Whistler.
