Whistler
There was an increase in the volume of sales in March compared to January and February of this year. We had a total of 57 sales in March compared to the 31 sales in February and the 39 sales in January (all companies reporting). However, we still saw a 40% decrease in the number of sales in the 1st three months of 2019 compared to the 1st three months of 2018. The volume of sales is going to taper off towards the end of April as the skier visits drop off significantly, but hopefully we will be able to continue our sales ratio of 16% of current listings, which is indicates a ‘balanced’ market.
Of these 57 sales for the month of March 2019:
31 were under $1 million
- 7 shared ownerships
- 8 Phase 1 condos and townhomes
- 10 Phase 2 condos
- 5 Residential townhomes
- 1 Employee townhome
15 were between $1 million and $2 million
- 2 Phase 1 condos
- 1 Duplex
- 4 Phase 1 townhomes
- 6 Single Family homes
- 2 Residential townhome
- 6 were between $2 million and $3 million
- 3 single family homes
- 3 Phase 1 townhomes
- 5 were over $3 million
- 5 single family homes
Pemberton
In Pemberton, the total number of sales in March was 7: 3 condos, 1 townhome, 1 vacant lot, and 2 single family homes.
General
There are now a total of 316 listings in Whistler (all types of properties including timeshares and parking stalls) and a total of 77 listings in Pemberton. A slight decrease in listing inventory in both communities compared to last month.
The statistics attached show the total dollar volume of sales and number of sales in each category - chalets (single family homes), condominiums, Phase 1 condos, Phase 2 condos, duplexes, shared ownership, town-homes and vacant lots. It also has the total of all of these categories. This includes all sales reported by all of the real estate companies in Whistler.
